Energy Performance Certificates (EPCs)
The purpose of an EPC is to record the energy efficiency of a building, and it must be made available to all potential owners or occupiers of all buildings newly constructed, rented or sold.
From 1st October 2008, in line with the Government’s regulations on energy efficiency, Energy Performance Certificates are mandatory. They are required at the beginning of the construction process in the case of a new build, and at the marketing stage of a building being prepared for rent or sale. In each case the onus is on the owner to provide the EPC.
An EPC enables potential occupiers to consider the energy efficiency of their building as part of their investment or business decision, and will provide a useful comparison tool with similar properties.
An EPC will also include recommendations on how to improve the energy efficiency of a building. Each EPC lasts for 10 years.

So who needs an Energy Performance Certificate?
- Landlords are required to provide an EPC to new tenants and to tenants renewing existing leases from 1st October, regardless of the age of the property.
- Newly constructed properties require an EPC at the commencement of the construction process.
- Properties being prepared for rent or sale will also require an EPC.
- Homeowners ~ an EPC is among the mandatory documents included in a Home Information Pack, which are obligatory prior to marketing a property for sale or rent.
